$125,000 My house in Rochester, New York

It is a 2 story colonial style home built in xxxx on a very quiet cul-de-sac in West Irondequoit. It has 3 bedrooms, 2.5 bathrooms, a family room, living room, dining room, large eat in kitchen. The basement is finished on 1 side with carpeting and is very large and mostly used as a rec room, the other side of the basement has a washer, dryer and a furnace which is less than 2 years old. The house also has central air conditioning. Within in the past 2 years the living room, dining room, family room, upstairs and main hallway along with the master bedroom were repainted and recarpeted. The kitchen was also painted and a new pergo wood floor was installed. All 3 bathrooms were repainted and have new tile floors and vanities and there is also a new floor in the entry way. 2 of the bedrooms need to be repainted and there are minimal repairs needed which include the bathtub in the main bathroom (it needs to be refinished or replaced). The total square footage of the house is xxxx and the yard is 70.00 front and 169.08 depth. I need to sell my home because I cannot afford to stay here and it is too large for 2 people. The home is assessed at $153,000. Other homes on this circle have recently sold for approximately $150,000. I am asking $125,000 but the price is negotiable.
